Our Guide To Beckton

Curious about what life is like in this fast-changing corner of east London? Once defined by its industrial past, Beckton has grown into a well-connected area with good transport links, open green spaces, and some of the most affordable property prices in the capital. Keep reading to see what Beckton has to offer.

Beckton is a suburban district in the London Borough of Newham, roughly eight miles east of Charing Cross. It sits on the north bank of the Thames, bordered by the A13 to the north, Barking Creek to the east, the Royal Docks to the south, and Prince Regent Lane to the west.

The area takes its name from Simon Adams Beck, governor of the Gas Light and Coke Company when the Beckton Gas Works — once the largest in Europe — began construction in 1868. For over a century, the gasworks and the nearby sewage treatment works shaped the area’s identity as an industrial heartland.

The gasworks finally closed in 1976, and the derelict site was memorably used by Stanley Kubrick as a filming location for Full Metal Jacket and by Steven Spielberg for Empire of the Sun.

Beckton’s modern form took shape in the 1980s and 1990s, when the London Docklands Development Corporation oversaw large-scale housing development and the extension of the DLR, which arrived in 1994.

Today, the area is largely made up of post-1980s houses and flats laid out on spacious, relatively quiet streets — a marked contrast to the denser parts of inner east London nearby.

Property styles: Most of Beckton’s housing stock dates from the 1980s and 1990s, built during the redevelopment of the former Docklands area under the London Docklands Development Corporation. The majority of homes are purpose-built flats, two- and three-bedroom terraced houses, and semi-detached properties.

Small pockets of Victorian housing survive in Winsor Terrace, originally built as accommodation for Gas Light and Coke Company workers, adding an older layer to the streetscape. Newer apartment developments have also appeared closer to the Royal Docks and Gallions Reach in recent years.

Notable streets: Allhallows Road and Linton Gardens are among the more sought-after turnings for family homes, while Viscount Drive and Nightingale Way are popular for their quieter settings. Closer to Royal Wharf and the dockside, newer apartment schemes on Atlantis Avenue and Lock Side Way draw buyers and investors looking for modern waterfront living.

Beckton is well served by public transport and road links, making it a practical base for commuters working across London and beyond.

  • DLR – Beckton sits at the eastern end of the Beckton branch of the Docklands Light Railway. The DLR station is in Travelcard Zone 3 and offers up to 12 trains per hour during off-peak times towards Canning Town, with around half continuing to Tower Gateway. The journey to Bank takes approximately 25 minutes, and Canary Wharf can be reached in around 15 minutes. Additional DLR stops nearby include Gallions Reach, Cyprus, and Beckton Park.
  • Bus – Beckton Bus Station sits directly opposite the DLR station and serves various routes. These connect to Stratford, East Ham, Barking, Canning Town, and Gallions Reach Shopping Park. Night bus N551 operates through the area for late-night travel.

Beckton’s identity has been shaped by its transformation from industrial dockland to a well-connected corner of east London — and the area’s places of interest reflect that shift, from open parkland and waterside walks to nearby cultural landmarks.

  • Beckton District Park – One of the largest green spaces in Newham, featuring areas of natural woodland, a lake, a children’s playground, basketball courts, and football pitches.
  • Royal Docks – The historic docklands to Beckton’s south have been transformed into a waterfront area offering scenic walks along the quaysides, water sports such as wakeboarding and kayaking, and regular open-air events. The Royal Docks website has up-to-date event listings.
  • ExCeL London – One of Europe’s largest exhibition and convention centres, hosting hundreds of events each year ranging from trade shows and conferences to the London Boat Show and major gaming expos. It’s just a short DLR ride from Beckton via Custom House station.
  • London City Airport – Located on the Royal Albert Dock, the airport is a distinctive local landmark and provides flights to European and domestic destinations.
  • Thames Barrier Park – A short distance west of Beckton, this landscaped park sits on the north bank of the Thames and offers striking views of the Thames Barrier. The sunken garden, pavilion café, and riverside promenade make it a popular weekend destination. More details are available from Newham Council’s parks pages.

Beckton benefits from its position within one of London’s most significant growth areas. The Royal Docks Enterprise Zone — located immediately to the south — is home to major employers including ExCeL London, London City Airport, Tate & Lyle Sugars, and the University of East London. City Hall itself relocated to the Royal Docks in 2022, underlining the area’s growing importance as an economic centre for the capital. With plans for up to 55,700 new jobs across the wider Royal Docks and Beckton Riverside Opportunity Area, the long-term outlook for local employment is positive.

Locally, retail and logistics make up a significant portion of the job market. Gallions Reach Shopping Park and the cluster of retail parks along Beckton’s southern edge support thousands of jobs in sales, warehousing, and distribution.

The Beckton sewage treatment works, managed by Thames Water, and the adjacent energy recovery facility are also notable employers. Manufacturing and food production continue to operate in the area’s remaining industrial zones.
