Wanstead is a middle-class area, known for its village-like atmosphere, abundant green spaces including Wanstead Park and Wanstead Flats – with decent Victorian and Edwardian housing.

As a place to live, Wanstead is typically popular with families and professionals seeking good value, safety, and community atmosphere  – while holding onto decent transport links to central London. The main attractions are excellent schools, green spaces, and a 30-40 min commute to the City.

However, it’s quieter with limited nightlife and shopping compared to more central areas, making it ideal for those want a more peaceful, suburban area.

Yes, Wanstead is within the ULEZ (Ultra Low Emission Zone). When ULEZ expanded in August 2023 to cover all London boroughs, Wanstead became part of the zone since it’s in the London Borough of Redbridge.

This means that if you drive a vehicle that doesn’t meet the ULEZ emissions standards into or within Wanstead, you’ll need to pay the daily ULEZ charge (currently £12.50 for most vehicles).

However, residents living within the ULEZ zone don’t get any exemptions simply for being residents – the charge applies to all non-compliant vehicles operating in the area.

Wanstead Flats is located in the southern part of Wanstead, stretching between Wanstead itself and Forest Gate. It’s a large area of common land that forms part of Epping Forest and sits roughly between the A12 (Eastern Avenue) to the north and Capel Road to the south.

The Flats are bordered by several areas – Wanstead to the north, Forest Gate to the south and southwest, and Manor Park to the southeast. You can access it from various points, including near Wanstead tube station, from Forest Gate railway station, or from several streets bordering the common.
