Thurrock is a unitary authority occupying the north bank of the Thames immediately east of London. Covering 64 square miles with over 18 miles of riverfront, it includes the towns of Grays, Tilbury, Purfleet-on-Thames, Stanford-le-Hope and South Ockendon, alongside rural villages such as Orsett, Bulphan and Horndon-on-the-Hill. More than half the borough is designated Green Belt. Grays serves as the administrative centre, with Thurrock Council based there.

The area’s history stretches back to prehistoric times, with significant Roman and Anglo-Saxon settlement. The Saxon name “Thurrock” translates as “the bottom of a ship”, reflecting its maritime origins. Horndon-on-the-Hill hosted an 11th-century mint and a 15th-century wool market, indicating considerable medieval prosperity.

Henry VIII built blockhouses at Tilbury for London’s defence following his break with Catherine of Aragon, and Elizabeth I delivered her famous Armada speech at Tilbury Fort in 1588. In 1381, villagers from Fobbing, Mucking and Stanford-le-Hope sparked the Peasants’ Revolt after refusing to pay poll tax.

Property styles: Thurrock’s housing stock reflects its varied development history. Grays and Tilbury feature Victorian and Edwardian terraced properties, particularly in Little Thurrock and around Grays town centre, with their original features often preserved. Sought-after properties: North Grays has become particularly sought-after for larger properties, with streets like Cherrydown and surrounding roads featuring spacious four and five-bedroom detached houses. Little Thurrock offers a mix of terraced and semi-detached homes within easy reach of the station, while the Teviot Avenue area is undergoing regeneration.

Thurrock sits at a major crossroads for road and rail, making it highly connected to London and Essex.

  • Car & Road: The M25 motorway cuts through the eastern part of Thurrock at Junctions 30 and 31, providing direct links to the capital and the wider motorway network. The A13 trunk road runs west-east through the borough, offering a direct route into central London in around 40 minutes during off-peak times, while heading east it connects to Basildon and Southend-on-Sea in approximately 20-30 minutes. A recent widening project expanded the A13 to three lanes in each direction between Junction 30 and Stanford-le-Hope, reducing congestion for commuters. The A1306 Arterial Road serves the northern parts of Thurrock, while the A126 connects Grays town centre with Lakeside Shopping Centre and surrounding areas.
  • Train: Grays railway station, situated on the High Street, serves as the main rail hub for Thurrock. C2c operates regular services to London Fenchurch Street, with journey times of approximately 35 minutes during off-peak periods. The Tilbury Loop line includes stops at Tilbury Town, East Tilbury and Stanford-le-Hope, while the Ockendon branch serves Chafford Hundred and South Ockendon stations. From Grays, northbound services connect to Upminster, providing interchange with London Underground’s District line. Oyster card pay-as-you-go is accepted at all Thurrock stations despite being outside the London fare zones.

Thurrock offers a fascinating mix of historical fortifications, natural spaces and family entertainment that appeals to those looking to put down roots rather than just passing through.

  • Tilbury Fort – One of England’s finest 17th-century artillery fortresses. Built to defend London’s seaward approach after Dutch fleet incursions in 1667, the fort features intact guardhouse, chapel and gunpowder magazines. Visitors can explore Victorian underground passages and imagine life as a gunner through to the Second World War.
  • Coalhouse Fort – A 19th-century casemated fort on the Thames estuary holding World Wars I and II memorabilia. The riverside location at East Tilbury makes this an excellent spot for walks, with the Engine Room Café serving refreshments. The fort’s Green Flag Award park offers space for family outings.
  • Lakeside Shopping Centre – One of Europe’s largest retail destinations with over 250 shops, 50 restaurants and family attractions. Built on a former chalk quarry, the centre draws half a million weekly visitors and effectively functions as Thurrock’s town centre, with ongoing development plans to add housing and facilities.
  • RSPB Rainham MarshesExtensive wetlands offering outstanding birdwatching opportunities. The site features walking trails, a visitor centre and panoramic views across the Thames estuary, providing a peaceful contrast to the borough’s industrial areas.
  • Grays Beach Riverside Park – A Thames-side public space perfect for walks and relaxation. The park connects to longer riverside paths and offers views across to Kent, making it popular with local residents year-round.

Thurrock’s economy centres on logistics, distribution and retail, shaped by its strategic position on the Thames and excellent road links. The Port of Tilbury, one of Britain’s largest ports, drives substantial employment in freight handling, warehousing and associated services. London Gateway Port further east supplements this with major container operations integrated into Thames Freeport, attracting high-value manufacturing and warehousing investment.

Lakeside Shopping Centre and surrounding retail parks form one of Europe’s largest single-location shopping areas, employing thousands across retail, hospitality and entertainment. Major employers include Marks & Spencer, Next, Primark and numerous other national chains, alongside independent businesses in Grays town centre. The recent A13 widening project, completed in 2023, has improved access for logistics operations, reducing journey times and supporting freight movement to national motorway networks.

Thurrock provides extensive facilities for daily life, balancing major retail destinations with local services that make the area genuinely liveable.

Shopping: Lakeside Shopping Centre dominates the retail landscape with over 250 shops including anchor stores Marks & Spencer, Next, JD Sports and Primark. Free parking across 13 car parks with nearly 12,000 spaces makes it highly convenient for weekly shops. The adjacent Thurrock Shopping Park and Lakeside Retail Park add furniture retailers, Tesco Extra, Costco, IKEA and B&Q.

Grays town centre offers the High Street with independent shops, cafes and services alongside national chains. The town centre benefits from its proximity to the railway station and bus interchange, making it the main local shopping destination for everyday needs.

Leisure: Hollywood Bowl and Nickelodeon Adventure centre at Lakeside provide family entertainment.
