Key Streets & Locations to Buy Property in Dagenham

Wondering what part of Dagenham to live in?

You’ll find significant variation in price, house types, transport and much more depending on the place you choose.

Best Streets Locations to Buy in Dagenham

It can genuinely pay off to look closely when you’re buying in Dagenham. The borough is in the middle of its largest regeneration push in decades, with major schemes at Dagenham Green and Beam Park reshaping entire quarters of the area. Some streets are already repricing ahead of that change, but others are still trading as though the cranes aren’t there.

This guide covers the different streets areas and amenities which may help you decide where you’d like to buy, rent or invest in Dagenham.

Popular Roads in Dagenham

Dagenham’s most sought-after roads are mostly wide and leafy spots near the borough’s parks, and a little further from its busiest thoroughfares.

The streets that consistently attract the strongest buyer interest fall into two broad groups: established family roads in the RM8 and RM9 postal areas near the Becontree estate’s best pockets, and newer or recently regenerated addresses close to Dagenham Dock and the emerging Dagenham Green quarter.

  1. Ballards Road, RM10 is one of the most consistently cited addresses for buyers looking for a well-proportioned semi-detached house with a proper garden. The road is wide, relatively quiet, and within reasonable walking distance of Dagenham East station on the District line. Properties here are predominantly three- and four-bedroom inter-war semis with original bay windows and decent rear gardens.
  2. Reede Road, RM10 offers buyers a location close to the Valence House Museum and Mayesbrook Park, giving it a greener feel than many surrounding roads. The combination of park proximity and good stock of three-bedroom semis makes it a consistent performer in the local market.
  3. Grafton Road, RM8 sits in the western part of Dagenham, close to the Becontree boundary and Valence Park. It generally draws buyers who want access to both Becontree District line station and the schools that prove popular with many families. the Edwardian-influenced terraced houses here also are among the better-preserved examples of early 20th Century homes.
  4. Wood Lane, RM10 offers a quieter residential road with larger plot sizes than many Dagenham streets, appealing to buyers who want more outdoor space. It sits within easy reach of the impressive Parsloes Park, one of the largest open spaces in the borough.

For buyers particularly interested in new builds and the regeneration areas, don’t overlook Dagenham Green, the emerging development on the former Ford Stamping and Tooling site, a two-minute walk from Dagenham Dock station. With over 3,500 homes planned, 50% of which are designated affordable, and a projected 21-minute journey to Central London via c2c rail, it could hold potential for the future.

What Are The Distinct Areas of Dagenham

You can roughly divide Dagenham into several pockets, each with its own character, price point, and buyer profile. The table below sets out the main zones to give you an idea of what’s available.

ZoneCharacterWho it suitsPrice indicator
Becontree (RM8/RM9 west)Dense inter-war cottage estate; strong community feel; good District line accessFirst-time buyers, families wanting space and a gardenLower-to-mid range for the borough
Central Dagenham (RM10)Mix of inter-war semis, post-war stock, and some newer builds; Dagenham East station nearbyFamilies, commuters, buy-to-let investorsMid range
South Dagenham / Dock area (RM9/RM10 south)Regeneration zone; Dagenham Green and Beam Park under construction; industrial legacyInvestors, early-mover buyers, new-build buyersWide spread; new-build premium applies
Chadwell Heath (RM6 border)Quieter, leafier streets; Elizabeth line access at Chadwell Heath; more detached housingFamilies upgrading; buyers prioritising spaceUpper-mid range
Rush Green / Becontree Heath (RM7 border)Suburban feel; larger semis and some detacheds; close to RomfordFamilies, owner-occupiers upgrading from central DagenhamMid-to-upper range

Becontree is the largest inter-war public housing estate in the world, built by the London County Council between 1921 and 1935. Much of the stock has passed into private ownership and the estate now contains a significant proportion of owner-occupied homes. While there’s some uniformity in the house style, be aware that any individual street’s feel (and property values) can vary considerably based on maintenance levels and plot size, as well as proximity to green space or stations.

South Dagenham is the area undergoing the most dramatic change. The Dagenham Green masterplan covers 45 acres of the former Ford Motor Company site and will deliver more than 3,500 new homes alongside a secondary school, retail space, and over ten acres of green space. Beam Park, immediately to the south across the borough boundary into Havering, is a parallel scheme adding further homes and a new National Rail station to be served by c2c services.

School catchments are a key factor in buyer decisions in RM8 and RM9 areas, where many families have young children. The council was ranked top in London for awarding young people their first-preference secondary school in March 2026, as reposted by Barking and Dagenham Council in early 2026. Buyers targeting specific schools should check catchment boundaries directly with the London Borough of Barking and Dagenham, as these are reviewed annually and can shift.

Dagenham House Price Variation

The average property price across Dagenham is £367,380 according to Zoopla, but some streets will inevitably see higher prices driven by their close proximity to District line, National Rail or Elizabeth line stations, and the area’s sprawling parks.

  • Transport access. Streets within a ten-minute walk of Dagenham East or Dagenham Heathway (District line) or Chadwell Heath (Elizabeth line) carry a measurable premium over otherwise comparable roads further out.
  • Green space proximity. Roads adjacent to or overlooking Parsloes Park, Mayesbrook Park, or Beam Valley Country Park can outperform comparable streets further from these leafy settings.
  • Postcode and perceived address. RM8 carries a slight premium over RM10, partly because of its association with the Becontree/Barking border and partly because of Elizabeth line access at Chadwell Heath.
  • Property condition and plot size. On the Becontree estate in particular, price is heavily influenced by how individual owners have maintained and extended their homes. A well-extended semi with a large rear garden can trade significantly above the street average.
  • Regeneration proximity. New-build properties at Dagenham Green carry a new-build premium but also offer longer lease terms as well as lower maintenance costs in the near term, and proximity to incoming amenities.
Zone / AreaProperty typeApproximate price range (2026)
Becontree estate streets (RM8)Three-bed terraced / semi-detached£350,000 to £450,000

South Dagenham new-build (Dagenham Green)Two-bed flat / apartment£330,000 to £420,000

Lesser-Known Streets Within Dagenham

Dagenham has a great variety of streets which are well-worth exploring – including some of these lesser known examples which, nonetheless, hold valuable properties that are worth the investment.

  • Hunters Hall Road, RM10 may not appear on every buyer’s list, yet it offers well-proportioned inter-war semis within easy reach of Parsloes Park and Dagenham East station. The street is quieter than many of the more prominent roads nearby and has not yet attracted the same level of buyer competition as the roads right by the park’s main entrances.
  • Wren Road, RM8 sits in the western part of the Becontree estate close to the Barking boundary, and benefits from relatively easy access to both Becontree station and the A124 bus corridor. Properties here tend to be priced at the lower end of the RM8 range, partly due to the street’s lower profile rather than any substantial differences in the properties themselves.
  • The streets immediately surrounding Dagenham Heathway station are worth attention for buy-to-let buyers in particular. The Heathway is earmarked for significant regeneration to serve the estimated 20,000 new residents arriving at Dagenham Green and Beam Park. Roads within a short walk of the station that currently sell at lower prices than equivalent streets near Dagenham East may reprice as that footfall arrives.

The regeneration plan describes the Heathway becoming the retail and leisure hub for the new population, which would transform the immediate environment. That said, this is all a work in progress, so buyers should carry out plenty of research before making a decision.

Dagenham Rental & Owner-Occupier Areas

Dagenham has a higher proportion of owner-occupied housing than many parts of inner East London.

This is a legacy of the Right to Buy sales that have transferred large portions of the Becontree estate into private ownership from the 1980s onwards. That said, rentals are well established across most parts of the area, and buy-to-let investment has long played a part in the local market.

ZonePredominant tenureTypical buyer / tenant profile
Becontree estate (RM8/RM9)Mixed owner-occupier and private rentalFamilies, long-term residents, local authority and housing association tenants on some streets
Central Dagenham (RM10)Mixed, with higher rental concentration near stationsYoung professionals commuting into London, families
South Dagenham / Dagenham GreenBuild-to-rent and private rental dominant (new-build phase)Young professionals, couples, key workers
Chadwell Heath / Rush GreenPredominantly owner-occupiedFamilies, established owner-occupiers
Exact owner-occupier and rental composition is always changing – this table is approximate.

The Dagenham Green development includes 360 build-to-rent homes within its first phases (Barking and Dagenham Council, 2025), which will add a managed rental product to the south Dagenham market that has not previously existed there. For landlords assessing where to buy, the streets closest to Dagenham Dock station and the emerging Dagenham Green neighbourhood offer the strongest case for rental demand growth, driven by the incoming population of new residents and the improved transport access that the c2c line provides.

The Becontree estate streets in RM8 and RM9 offer a more stable, lower-turnover rental market, with demand driven by families and longer-term renters rather than the transient young professional market. Yields in these areas tend to be steady rather than high, reflecting the relatively high purchase prices of the better inter-war semis.

Dagenham’s New Developments & Infrastructure

No section of this guide matters in the medium-to-long-term, with Dagenham experiencing a regeneration programme that will add tens of thousands of new residents, a new station, new schools, and new retail and leisure provision over the next fifteen to twenty years. These are a major shift to what are, or were recently, underused industrial and brownfield sites.

  1. Dagenham Green is the most significant single scheme. The 45-acre former Ford site will deliver more than 3,500 homes, a secondary school, up to 4,400 square metres of retail and community space, and 5,000 square metres of workspaces, set within ten-plus acres of green space. The scheme is a two-minute walk from Dagenham Dock station, giving residents access to c2c services reaching Fenchurch Street in around 21 minutes. Streets within a ten-to-fifteen-minute walk of Dagenham Dock could potentially benefit from any amenity uplift this scheme could bring.
  2. Beam Park station, the new National Rail station on the c2c line serving the Beam Park development on the Havering/Dagenham border, is set to open after gaining approval in 2026. For buyers on the surrounding streets, the station opening could bring a sought-after transport option to their doorsteps.
  3. Dagenham Heathway regeneration is at an earlier stage but is particularly relevant for the roads immediately surrounding the Heathway shopping area. Plans describe capacity for around 1,000 new homes and turning Heathway into an improved retail and leisure destination with new Dagenham Green and Beam Park residents in mind.

The single most important caveat for buyers weighing regeneration-driven purchases is that the London Riverside development programme has a 22-year projected build-out, with 44,000 homes planned across the corridor. Buyers should buy streets they would be content to hold for the long term, not streets they need to sell in three years.

Frequently Asked Questions

Which parts of Dagenham are closest to a Tube or rail station?

Dagenham East and Dagenham Heathway are served by the District line, while Becontree station provides District line access on the western part of town. Chadwell Heath offers Elizabeth line services. The new Beam Park station on the c2c line is coming to south Dagenham in the next couple of years, and Dagenham Dock station already provides c2c services to Fenchurch Street in around 21 minutes.

Are there any up-and-coming streets in Dagenham?

Streets surrounding Dagenham Heathway station are the most compelling medium-term watch. The Heathway is earmarked to become the retail and leisure hub for around 20,000 incoming residents from Dagenham Green and Beam Park, and nearby streets trading below equivalent roads near Dagenham East may reprice as that footfall arrives. Buyers should be comfortable holding for five or more years.

Is Dagenham a good area for buy-to-let investment?

Dagenham offers a range of buy-to-let options, from stable family rental demand on Becontree estate streets to higher-growth potential near the regeneration zones around Dagenham Dock and Dagenham Green. Yields on inter-war semis in RM8 and RM9 tend to be steady rather than high, while properties in the regeneration corridor may offer stronger medium-term capital growth alongside growing rental demand.

What is the Dagenham Green development and how will it affect nearby streets?

Dagenham Green is a 45-acre regeneration scheme that will bring over 3,500 new homes, a secondary school, retail space, and more than ten acres of green space to the former Ford Motor Company site. It’s just a two-minute walk from Dagenham Dock station, with c2c rail services to Central London. It’s possible that streets within ten to fifteen minutes of Dagenham Dock could benefit once this scheme completes and brings amenities and renewed interest.
